What is Legionnaires' disease?

Legionnaires’ disease is a potentially fatal form of pneumonia which everyone is susceptible to. Those at higher risk include people over 45 years of age, people suffering from chronic respiratory or kidney disease and anyone with an impaired immune system.

What does Legionella have to do with plumbing & heating?

People can catch legionnaires' disease by inhaling small droplets of water containing Legionella bacteria. In a domestic environment. Areas that need special attention are hot water systems, stored water tanks, shower heads, taps and anything that sprays water. If the proper conditions and maintenance of these are not kept, the bacteria may grow increasing the risk.

What are the risky conditions?

- Water temperature between 20–45 °C,

- Stored, stagnant and/or re-circulated water,

- A source of nutrients for the organism e.g. presence of sludge, scale or fouling

- Creating and spreading breathable droplets of water

If you are a home owner or landlord you must understand the health risks associated with legionella and water systems. For landlords it is a requirement by law to test for Legionella in domestic and work environments. For home owners it is important to appoint a responsible person to ensure testing and control are carried out.
